There is a difference between selling with full authority and limited authority.
Full authority gives you the ability to sell the property without having to go to court for court confirmation. With limited authority you have to go to court and the judge will confirm the sale and the transaction would be subject to overbid at that point as well.
Even though you have full authority there is a potential of still having to have a court confirmed sale even though you have the full authority. It depends on if anybody were to contest the terms of the sale. If that were to happen then it turns into a court confirmed sale.
