You really need an agent that specializes in probate and trust sales because they are completely different types of transactions.
You want to make sure that you have a specialist – not just somebody that does maybe one or two in their career, but really an agent that can demonstrate to you that they’re actually doing them on a regular basis.
If there is an agent that says they do probates you need to ask them to prove that to you by showing documentation from the Multiple Listing Service showing closed transactions that they’ve actually done over the last 12 months. Having the correct agent will definitely make the process go smoother.
