The biggest problem that I see when agents say that they’re familiar with doing probate sales but aren’t, is that they usually have no idea what paperwork to use and the attorney then has to oversee the whole transaction and guide them through the process – which could be more expensive for seller.
It just slows the whole process down.
You really want somebody who is well-versed in selling these types of properties, does it on a continual basis, and is able to demonstrate that to you.
Ask them to prove it to you that they are doing these type of transactions on a regular basis as opposed to maybe two or three in their whole career.
